Taxes and insurance change the answer more than the rate
Most calculators stop at principal and interest. Your lender will not. In Milwaukee, effective property tax rates often land north of 2% of the home's value each year, so a $300,000 home can carry $500 or more per month in taxes alone.
Florida flips the equation. Property taxes around Orlando and Kissimmee run closer to 0.9%, but homeowners insurance is the line that surprises people, with many Central Florida policies quoting $300 to $500 a month. Same price, very different payment. That is why this calculator asks for both.
The 20% down myth
You do not need 20% down to buy a home. Below 20%, lenders add private mortgage insurance, typically between 0.5% and 1.5% of the loan per year. This calculator adds PMI automatically when your down payment is under 20%, so you see the honest number, not the brochure number.
Many of my first-time buyers in both markets start with 3% to 5% down programs. Run both scenarios here and compare what the monthly difference actually is before deciding to wait and save.

What does PITI mean?
Principal, interest, taxes, and insurance. It is the real monthly payment your lender qualifies you on, not just the loan payment. Add HOA dues where they apply and you have the full picture.

How accurate is this estimate?
The principal-and-interest math is exact for a fixed-rate loan. Taxes and insurance are estimates you control, so use real numbers for the county and coverage you are shopping. Your lender's Loan Estimate is the binding document.

When does PMI go away?
On most conventional loans you can request PMI removal at 20% equity, and lenders must drop it automatically at 22%. FHA loans work differently and often carry mortgage insurance for the life of the loan.

Should I use Milwaukee or Florida numbers?
Whichever market you are buying in. As a rough start: Milwaukee property taxes near 2.1% of value per year with modest insurance, Central Florida taxes near 0.9% with insurance quotes that deserve real attention. We work in both markets and can pull actuals for any address.
